There is a 17% rise in Mumbai property price in the first quarter of this year. According to source, high cost of acquiring land and increasing cost of construction prevents builders from cutting prices. The Mumbai real estate trend shows decline in sales volume but there is no correction of price correction.
Recently, an apartment in south Mumbai, 28th floor facing Arabian Sea set a record-setting rate in the deal.It was sold for USD 6.8 million (Rs 39 crore). The real estate experts doesn’t foresee a decline in price any time soon.
The real estate prices in the city compete with other Asian centers such as Singapore and Hong Kong. According to industry estimates, sales are down by more than 40% over the past one year but builders are not ready to reduce the price due to increasing cost of construction. High mortgage rates created a cash crunch for buyers.
According to source, earlier there were 10 buyers for one apartment in Mumbai, now there are 5. Now the buyers are more genuine homeowners and less speculators.

Sahara Group negotiated the Rs 70 crore a year Rent deal for commercial property at Bandra-Kurla Complex. The deal, touted as the highest ever for a commercial property in terms of annual rent.
According to real estate sources, the UP-based Sahara Group negotiated the deal for a lease amount of Rs 225 a sq ft for 2.5 lakh sq ft space in Parinee Cresenzo, a 20-storey commercial project by Parinee Developers, which works out to an annual rent of close to Rs 70 crore. The deal, touted as the highest ever for a commercial property in terms of annual rent. The agreement is expected to be sealed by next week.
Rent deal from Sahara group for commercial property at Bandra-Kurla Complex (BKC), almost Rs 70 crore a year, indicates the demand for office space is still strong. Sahara Group will take over 2.5 lakh sq ft space in Parinee Cresenzo, a 20-storey commercial project by Parinee Developers.

The Brihanmumbai Municipal Corporation (BMC) sold the 105 lakh kg of seized plastic bags to a private firm for Rs 25 lakh for recycling them to make thick plastic bags.
The BMC had seized plastic goods products thinner than 50 microns in raids and stored them in 24 godowns across the city. After the deluge of 2005, the state government imposed a blanket ban on the use of plastic thinner than 50 microns. It failed twice to sell them through a tendering process.In November 2010, it invited fresh tenders to clear away the plastic. Finally BMC managed to dispose of plastic bags.
The Brihanmumbai Municipal Corporation (BMC) has finally managed to dispose of plastic bags thinner than 50 microns that it had collected in drives over the past five years. The civic body has sold the 105 lakh kg of thin plastic bags to a private firm for Rs25 lakh. The firm will recycle them to make thick plastic bags.
“We were worried that the plastic would not find a buyer. Moreover, our godowns received fresh amounts of plastic as parts of seizures,” said V Gosavi, chief inspector of the BMC’s shops and establishments department. He added: “We finally managed to find a purchaser and sold the bags to it. Otherwise, it would be a major problem for us, as we don’t have a mechanism to recycle the seized plastic on our own.”
